Estimates are estimates

Every result depends on assumptions, and every assumption can be wrong. Interest rates move, energy prices move, tax rules change, and markets do not repeat themselves on schedule. Each tool names the assumptions it uses on its own methodology page so you can judge them, and most let you change them and watch the answer move.

Where a result covers many years, small differences in those assumptions compound into large differences in the total. Treat long projections as an indication of scale rather than a prediction.

Third-party data

Some tools draw on public datasets from government agencies and other published sources. These are reputable, but their accuracy is not guaranteed by this site and none of those organisations endorses it. Sources and the dates they were checked are shown alongside the figures that use them.

These sites are provided "as is", without warranty of any kind. To the fullest extent permitted by law, no liability is accepted for any loss or damage arising from reliance on the information here. You use these tools at your own risk, and any decision you make remains entirely yours.

What these tools cannot see

Every tool here works from the figures you type and from published data. None of them can see the things that often matter most: the tree that shades your roof until mid-afternoon, whether your job is secure, how your state treats a particular kind of income, or whether you would sleep badly carrying a payment that looks affordable on paper.

That boundary is deliberate rather than a shortcoming. A tool that pretended to weigh those things would be inventing them. What these do instead is handle the arithmetic accurately and say plainly where the arithmetic stops, so your attention goes to the parts that are genuinely a judgement.

Rules change

Tax law, energy policy and utility tariffs are revised regularly, and occasionally abruptly. Guidance written even a year ago can be actively misleading today. Each tool records when its assumptions were last checked against a source; where that date is old, treat the result with more caution and verify anything that would change your decision.
